Baines Wing healthcare space

CLIENT: UNIVERSITY OF LEEDS   |   TYPE OF WORK: REFURBS   |   DURATION: 7 MONTHS   |   VALUE: £960k   |   SECTOR: EDUCATION

The University of Leeds team wanted to refurbish and, in some parts, reconfigure, 13 areas of the Baines Wing to create more modern teaching and learning areas.

I&G has a long-standing relationship with the university, having completed several projects in recent years. The team was appointed to complete the refurbishment based on value for money and quality.

Built in partnership

Before work began, the I&G team met with the University of Leeds representatives to agree on the programme of work and discuss the 13 phases needed to complete the project, ensuring clarity and consistency from the outset.

Usual working hours were planned, as well as some weekend working to allow for mechanical and electrical (M&E) work to be carried out at reduced footfall times.

Regular progress meetings were held with the client and end-users were able to have tours of their relevant areas once each phase was completed.

Project outcome

The team was mindful of noise and dust to ensure disruption was kept to a minimum for staff and students throughout the project. The project was completed on time, it was delivered on budget and without any accidents or health and safety issues.

90% of the supply chain was from the West Yorkshire area and 35 subcontractors were involved, with an average of eight operatives from various trades on site per day. Two mechanical and electrical (&E) apprentices were also on-site as part of the supply chain’s team. LED lighting was also installed to help with energy efficiency.
