Large-scale transformations

Overview

The Brief

Workman LLP went to Tender to select a contractor who could completely transform the empty building into a brand-new set of offices and warehouse space for a new tenant.

The tender requirements involved the full strip out and demolishment of specific areas throughout the 15,215 sq. Ft building, as well as internal and external improvements, refurbishment, and restructure.

The Solution

This was a large-scale project, involving full demolition and refurbishment of a huge warehouse space to allow a brand-new tenant to move in.

There were three stages to this project, each stage including the following works:

External

• Re-spray the external face of all window frames, doors, entrance canopy rainwater goods, wall mounted downpipes, fasciae, and curtain walling,
• Deep clean all vertically laid sheet cladding,
• Replacement of floodlights with new LED installations,
• Redecoration of all external steel cladding and façade,
• Removal of any redundant / free-standing fixtures and fittings from the roof covering,
• Coating system added to the new roof to include specific membrane to increase durability and 25-year guarantee

Internal office space

• Full strip out of all previous tenant’s fixtures and fittings to take space back to shell,
• Demolition of half of the office space,
• All services removed, including strip out of mechanical and electrical appliances,
• Full internal refurbishment and redecoration including all new carpets, doors, windows, and staircases,
• Strip out and re-instalment of brand-new WCs including new cubicles and partitions, signage, basins, taps and the like,
• Instalment of a brand-new air-conditioning system,
• Replacement of existing lights with LEDs.
• Deep clean upon completion.

Internal Warehouse space

• Strip out of full area,
• Redecoration of warehouse floor and then re-instating floor line markings upon completion,
• Instalment of all LED modules,
• Fire stopping to the heads of the retained blockwork,
• Deep clean upon completion.

As part of the programme, all perimeter blockwork and previously painted structural steelwork, as well as any retained metal work has also been redecorated.

Fire stopping to the heads of the retained blockwork was undertaken. Finally, fire alarms were modified to provide basic coverage in compliance with Building Regulations and all services were tested, including retained boilers, space heaters and radiators.

The Challenges

• The large-scale project was undertaken during the middle of lockdown,
• Due to it being a leasehold building, the team had to stick to a tight programme and turned the full project around in just two months.

The Results

The offices have now been completely transformed to house a new Tenant, Threadneedle Pensions, to allow them to grow the business, improve staff efficiency and therefore service a greater number of customers.

The warehouse is now a face mask factory which has allowed a mass number of face masks to be produced during the height of a national pandemic.

I&G have also received repeat business off the back of this project and negotiated other schemes across Leeds as a result.
